Actus Lend Lease unveils first new homes at Army Hawaii Family Housing; the largest privatization community in U.S. Military History. |
Army Hawaii Family Housing (AHFH), the 50-year partnership created between the Department of the Army and Actus Lend Lease through the Military Housing Privatization Initiative (MHPI), today unveiled the first of more than 5,300 homes to be built at AHFH on Oahu. The homes, located at the new Kalakaua Community at Schofield Barracks, will be turned over to service members and their families on June 1st. The $2.33 billon project calls for the construction of 5,388 new homes, the renovation/restoration of 2,506 existing homes and nine new community centers during the ten-year initial development period.
In addition to creating world-class homes and communities, AHFH has also ushered in a new era in military home development that was initiated by the Military Housing Privatization Initiative (MHPI) in an effort to provide a better quality of life for service members and their families. According to the office of the Under Secretary of Defense, soldier retention is 15% higher for those stationed on installations with superior housing and community life.
The new AHFH homes will also rival those found in the private sector both aesthetically and environmentally. The new plantation-style homes, which will range in size from 1, 600 to 3,000 square feet, will have at least three bedrooms and feature lanais in keeping with the indigenous architecture of the region.
“Turning over the first homes to our families is truly a momentous event for all of us at AHFH,” said Mark Menhinnitt, President of Actus Lend Lease. “AHFH will be unrivaled in its sense of community and world-class amenities, while also providing our service members and their families with the quality of life they deserve.”
“Developing world-class housing and communities for our soldiers is integral to transforming the Army to meet the demands of a 21st century world,” said Dr. Francis J. Harvey, Secretary of the Army. “Our Soldiers defend the American dream every day: now they will have the opportunity to live that dream.”
The largest government privatization project to date in the United States, AHFH will also boast the world’s largest solar-powered community providing approximately 30% of the communities’ electrical needs through photovoltaic panels. As of today, no other residential solar-powered community comes close to the size and scope of what will be built at AHFH. The plan calls for the installation of seven megawatts of photovoltaic (solar paneling) on the homes while also incorporating solar hot water heaters and other efficiency improvements to decrease consumption. This isn’t the first time Lend Lease has delivered a solar powered community. One megawatt of photovoltaic power was installed at Sydney Olympic Village, a development by Lend Lease which was the world’s largest solar powered community before Army Hawaii Family Housing .

 | The solar power will be smart metered back into the project micro-grid for the benefit of all families in the community; |

 | The Army Hawaii initiative marks the first time a grid-connected project has been able to be profitable enough to install PV solar panels without subsidies; |

 | 93 percent of Hawaii’s electrical power comes from burning oil, all of which is imported; the PV technology will significantly reduce the demand on existing Oahu power generation assets as well as save approximately 18,000 barrels of oil each year; |

 | Approximately 65% of the hard demolition waste from the development will be put back to use in the form of road base or in other building materials; |

 | Actus Lend Lease brought in a team of arborists to make every effort to preserve the original tree canopy on all the sites; |
Actus Lend Lease has also created and built sustainable, integrated communities on some of the nation’s largest military bases. Among these are: Beaufort, South Carolina; Fort Hood, Texas; Fort Campbell, Kentucky; Camp Lejeune, North Carolina; and Fort Drum, New York. They will begin work on their latest project win, Ft. Knox, later this year. As with AHFH, Actus finances, develops, builds, renovates and will operate fully integrated communities at all these projects for at least 50 years.
